There are many who take time off their usual activities after Christmas and this makes January a month which sees ample home renovation activity. There are people who want to begin anew and what better way than redefining their home. Renovation does not only make your living arena more enjoyable but is also a time-tested way to boost the return on investment for your home. After all, it is quite likely that you have resale in mind. When it comes to home renovation, here are 3 extremely significant points for you to remember.
1. Delapidation survey
While indulging in renovation, there is a lot which we tend to forget. It may be the council permit, house plan or simply the crucial prep work. Whichever lapse it is, it may come to haunt us on a latter day. To begin, it is important to conduct a dilapidation survey. As part of the process, you have to take snaps of your pre-renovation home and also the pictures of the surrounding area.
This helps you ensure that your neighbour or the council cannot come up to you for what they perceive as damage or an unsolicited structural or cosmetic alteration. Unless you have pictures to prove your point, you will find yourself sailing in deep water if they force a case of damage on you.
2. Housing plan
Go through your housing plan in detail. Find out where the load-bearing walls are and where are wires running through. For starters, demolishing a load bearing wall requires a council permit unless you can afford to cough up a sizeable penalty when found out. Similarly, you do not want to undertake the whole home renovation only to learn later that you failed to put plumbing to purpose in your bathroom.
3. Prep work
Prep work, I reiterate, is crucial. I agree it is a little tedious and as human nature goes, we are inclined to skip them. However, let it not be the case. Ensure that you get your measurements right (double-check them). Make sure that you have a schedule in place for the renovation and that it sticks to the time and budget pre-stipulated for it.
Of course, you have to be prepared for a 20% contingency buffer but don’t let the home renovation project go beyond this 20% figure either in terms of money or time.
