You can ill afford to see that vision breaking each day on account of poor craftsmanship on your designer’s part or simply due to his fraudulent behaviour. Many of us, though it may not be easy, do not mind paying a good amount of money for getting our dream project done right.
Is it then too big a task to be diligent in choosing our builders? I have prepared for you 5 home construction questions that you must ask before hiring them.
Q1# Do they provide everything in written?
Do they completely believe in “black and white” transactions because it is the only acceptable way to move ahead? Unless everything they seek from you is well described in a written way and hardbound into a contract, every deal will stand on a flimsy ground. Such shady deals bring along a horde of hidden costs on a later day.
Q2# Do they offer perfectly comparable quotes?
Make sure that you ask him for his proposal based on comparable quotes. Let us say you have got a company’s quote for renovating your house. Now, the quote clearly illustrates the expanse of work and the acreage involved. If a builder is not prepared to give you a comparable quote or a quote which includes exact amount of work spread over equal acreage then he is not your man.
Q3# Do they have working relation with some of the trusted names in business?
Ask him whether he has a working relation with reputed names in business. Such builders do not generally default because trusted names in business do not attach their own name and dignity to anyone’s name without thorough verification. So if a reputed company A trusts a not-so-reputed builder B, B must have got what it takes to get big one day.
Q4# Are they well-versed with council requirements?
Prefigure if your builder is completely familiar with the requirements of the local council. In case he is not, he might make a change which never fetches approval from the council and additionally makes you liable to pay fines. Blowing off load-bearing walls for modification without prior council approval is a case in point.
Q5# How are they placed with their maintenance programs?
Ask him a lot of questions about the maintenance program. What plans does he have in place to ensure that the great work he does for your outdoor area lasts for a long time? If he answers with pauses….its time you pressed another builder’s number on your mobile.
