Renovators always seek a beautiful balance but it is just so hard to achieve. This is why renovators either over-capitalise or under-budget their project. The latter takes away from the quality of renovation and the former kills the profit.

This is also the age of home automation so you will do well with a few automation tools (like Belkin’s WeMo) apart from the usual fare of infra red motion sensors in the front yard.
Decking up the backyard
It might pay to give a serious impetus to your backyard. Whether you go for a patio, a pergola or a simple barbecue section, the effort should be towards making the outdoor section an extension of your home’s identity.

The dominance of kitchen
Kitchen has reversed the dominance of living room as the prime area of inspection. Today, the desire for a harmonious kitchen, preferably with a seamless work-triangle (fridge, oven and sink) weighs heavily on home buyers.
Aesthetically done kitchen countertops, kitchen islands with seating arrangements and hanging lights or recessed lights can add a quality punch to your home renovation project.
Light recipes
I am also an admirer of programmable light recipes (something like the Philips Hue) for living areas; those which give you a personal light setting for pre-stipulated hours. Add an energy-saving green wall or hanging wall and give the walls a coat of accent paint.
Home buyers will find the overall arrangement of your home pretty enamouring.
